Congratulations on making the decision to purchase your first-home. You’re probably thinking, how can I afford a house? What do I need to purchase a home?

As a first-time home-buyer in Central Florida, my main course of action is to ensure I guide you throughout the process. The process of buying a home includes:

  • Financing options: Cash or Lending
  • Searching for a home
  • Negotiate an offer
  • Home Inspections
  • Closing on your home

The Buying Process
The first step is to determine how much you can afford. Unless you are a cash buyer, you will first need to consult with a mortgage lender to obtain a pre-approval. A pre-approval or mortgage pre-qualification is an estimate that will justify what you can spend on a home.

If you do not currently have a preferred lender, I could connect you with a professional that have partnered.  This vital first step will save you a great deal of time by focusing your search on properties that are within your financial scope.

After pre-qualification comes the fun part: looking at homes. First, and most importantly, we will meet face to face to discuss what’s important to you in a home.  From there, I will search listings that fit your needs. As we visit properties, I will teach you that buying a home is really a process having a clear mind and seeking a home with potential according to your needs.

I will take you on property tours so you can consider all facts and provide feedback on the homes. When we locate your ideal home we will draft a purchase offer by findings from the comparative market analysis. An offer negotiation will be solely based on your feedback.

After your offer has been accepted, you will have to submit an escrow deposit to show that you are serious about moving forward. The escrow deposit can range from $1000+ according to the property type and seller’s terms. From there the process will shift to the signing of documents, the title search performed by the Title Company, and home inspection. Once all is completed, there will be an agreed date, place, and time for closing.
